Homeowner Compliance and Liability Agreement
The Homeowner agrees to the following terms regarding the use of dumpsters and conducting construction within Candlewood Estates:
- Damage Prevention and Liability:
The Homeowner shall ensure that no damage occurs to the defined common areas or streets. Any damage resulting from the delivery, use, or removal of dumpsters; construction activities; or vehicles and equipment related to these activities will result in forfeiture of the deposited security. Should repair costs exceed the deposit amount, the Homeowner is liable for the total repair costs.
- Legal and Permit Compliance:
The Homeowner must comply with all applicable local (City), County, and State laws and is responsible for obtaining all necessary permits for construction or related activities.
- Vendor Operation Hours:
Authorized vendor activities, including construction and dumpster services, are permitted during the following hours:
- Monday to Friday: 6:00 AM to 6:00 PM
- Saturday: 6:00 AM to 12:00 PM
- No vendor activities are allowed on Sundays or recognized public holidays.
- Post-Activity Procedures:
Upon removal of the dumpster, the Homeowner must contact HOA management to arrange for an inspection. This inspection is required to process any deposit refund, contingent upon the condition of the common areas and streets post-activity.
This agreement is subject to amendments by the Candlewood Estates HOA board as circumstances may require. By agreeing to this clause, the Homeowner acknowledges their responsibilities and agrees to abide by these terms.
